- Monthly billing and autopayBill each tenant on their move-in date or on a set day of the month with a prorated first bill. The card they paid with is charged on every due date.
- Taxes and feesHotel tax, cleaning, pet and vehicle fees, set per spot or unit. The Texas 30-night hotel-tax exemption is applied automatically and shown on the bill.
- Front deskA calendar of every stay, blocks for maintenance or owner use, check-in and check-out, a folio of charges and payments, refunds, and moving a guest with the price redone.
- Guest accountsGuests can book without an account, look up a stay by confirmation code, and keep every stay under one login.

- Maintenance and vendorsTenants report a problem with photos from their reservation page and follow the replies. Staff get a work-order board with priorities, vendors, schedules and costs, can hold a unit from booking while it is fixed, and a turnover clean opens by itself when a rental guest checks out.
- Tenant pageEach stay has its own page: the bill schedule, paying online, and maintenance requests with their status.
- Rental applicationsProspects apply for a monthly rental from its listing page. Review income and references, approve in one click and the applicant gets a link to pay the first month; decline with an optional email.
- Rent roll and owner statementEvery monthly tenant with rent, what they owe, the next bill and days late, exportable to CSV. Log expenses per property and see collected, spent and net by month, maintenance costs included.
- One portal for every propertyAn overview of all properties with occupancy, arrivals, money collected and owed, website leads and work orders, then filter down to one property.
- Leases and depositsE-signed rental agreements from your own template, signed on the tenant's page with a fingerprint of the exact text. Security deposits on the first bill and returned with deductions recorded. Late fees added automatically after a grace period. A screening checklist on every application, linked to your screening service.
- Inspections and assetsMove-in, move-out and routine checklists with photos; the tenant signs the move-in one and the move-out one is compared with it. Appliances, heating and cooling, water heaters and more with warranty dates, service reminders and repair history.
- Messages and access codesArrival details with gate and door codes the day before check-in, check-out reminders, late notices and your own messages, all logged per tenant. Each stay gets its own door code. Texts go out too once a Twilio number is connected.
- Vendors and taxesEach vendor's website, license, insurance expiry and documents (W-9, invoices, contracts, receipts). Every expense is tied to a property, a rental and a vendor and filed on its Schedule E line, with a yearly tax summary, a CSV for your accountant and the 1099-NEC list.
- Calendar sync and utilitiesTwo-way calendar sync with Airbnb, VRBO and Booking.com through their calendar links. Electric, water and gas submeters: record a reading and the usage is billed to the tenant.
